As well, we will make sure that all leaks from wind-driven rain is immediately addressed and any other issues as they arise, preventing further damage.

This gives you a peace of mind knowing that your home is being cared for in your absence. We will also take care of winterizing your home and preparing for hurricanes.

We offer a unique service that supplements what is provided by your property management company, covering all the little things that frequently get missed. We can do as little or as much as you require. Whether it is just checking on your home and emailing you pictures and calling to let you know everything is ok, or providing full services as listed below, we can tailor our services to your needs. As Outer Banks property owners ourselves, we live here and are familiar with what it takes to maintain a home.

Our Yearly Maintenance program consists of monthly and semi-annual inspections of your property. In the fall, after the rental season has concluded we walk through your home inspecting for damages including:

  • Malfunctioning equipment
  • Leaks that may have occurred during the season’s storm events
  • Test all sliding glass doors and screen doors
  • Remove screens from windows so they are not lost or damaged during the winter months.
  • Look for damaged window treatments that need replacing
  • Paint rooms as they require
  • Inspect all appliances to make sure they are operating properly, from the blender and toaster to the microwave and dishwasher.
  • Inspect your HVAC system in the fall and the spring to make sure it is operating properly and change your filters quarterly assuring your guests the comfort they require.
  • Check and place your septic system on a regular pump-out routine so that your guests are never inconvenienced.
  • Investigate all the important safety issues to include decks, railings, gates and stairs to make sure that they do not pose a hazard.
  • Coordinate your lawn maintenance and keep your yard looking fresh all year. We will keep your plants and trees pruned and the vines from growing up your decks.
  • Winterize your home, draining pipes and inspecting your home during deep freezes

47476 Crooked Ridge Trail, Buxton, Hatteras Island, NC We will also schedule your house for our “DEEP-CLEAN” where we go through your home turning mattresses, vacuum under beds, clean ceiling fans, wipe down baseboards and window sills, clean tubs, showers and sinks thoroughly removing all mildew, clean kitchen sinks and organize cabinets. We will clean all windows inside and out. We will have all your comforters washed and smelling good for next season’s guests. We will take care of all the little things that get missed during the “weekly cleaning” after renters.

We will check your home prior to and after all major storm events, making sure outdoor furniture is secure and that all windows and doors are closed. We will return replacing your furniture and verify that there are no leaks or other concerns.

In the spring we will open up your house airing it out after having been closed up through the winter preparing it for the first guests to enjoy.
